Potential development in Washington park causes a flurry of public comments on dissent.
Hi everyone I’m Mo and today I’ll be covering the Chicago Plan Commission council meeting for @CHIdocumenters @city_bureau #CHIDocumenters the meeting is set to begin at 10AM

The meeting has begun at 10:02AM. Currently a proposed Residental Plan for expansion of the XS tennis site located at 5301 S State (Ward 3)
This is a rezoning plan changing the area from a M1-2 (limited manufacturing/business park district) to B3-3 (Community Shopping District) construction of a five-story building (51 affordable housing units) and a six-story 125 key hotel and 72 parking spaces
Of the affordable units 22 will be one bedroom 29 two bedrooms. Hopes to funnel economic development and accessibility for young Black athletes who practice at XS Sports center

Public comment has sounded off on around this project with split views on this commission one commenter vocalizing how this will help bring development to vacant land
A current commenter expresses that the land proposal is sitting across from the current XS Tennis Village that sits on the formerly Robert Taylor Homes site due to a $1+ million dollar by Chicago Housing Authority. Meanwhile the community is still facing housing shortfalls
Unite Here Local 1 representing today voting “No” expressing the project should implement the hotel and add more affordable housing instead
Long time resident takes the stand whose family has lived in the neighborhood since 1914. She’s for the development yet objects the building height and construction work that will disturb the current infrastructure
Another public commenter draws parallel to gentrification in Bronzeville. They expressed how little consideration or discussions have been given to the actual residents and developers focused on the “elites” or visitors
Another commenter (who’s mic was turned down towards the end of his speech) expressed that the developers omitted showing Beasley Elementary (5255 S State) in their plan as the developments would directly impact them and their health with construction happening by it
For reference the vacant land you see below across from Beasley is where construction would be happening
Questions of land acquisition have come to the floor. It’s been expressed that the land was purchased due to vacancy over the last 25 years
Ald. Pat Dowell (Ward 3) is currently addressing concerns that have been brought up by public commenters
Next item on the agenda is for a dog friendly area located at 141 W Diversey Parkway in Lakeview (44th Ward)
Economic and community benefits from this development can be found below. The project is set to cost $1 million providing 10 temporary jobs
Next item is for development at 6551-6581 N Sheridan Rd. (49th Ward) Loyola University has took the floor to propose building a six-story building not to exceed 90ft for University classroom, research, and laboratory space. Read more below
Public commenter George Blakemore expresses how the Lakefront Protection Ordinance is being disregarded and the lakefront is “deteriorating” there is no objection to these developments despite how they impact community members. He also pointed out the 49th alder absence

The final item involves 7th,8th,9th, & 10th wards focusing on a multi year remediation of Burnside, Calumet, and Pullman Industrial Corridors. The hope is creating jobs, promoting health and safety. If you’d like to find out more and info session will be held on July 24th
